What is a Fan Coil Unit?
A fan coil unit (FCU) is a terminal heating and cooling device fed by chilled and hot water from a central plant — typically a chiller, air source heat pump or boiler. A fan draws room air across a finned water coil, then discharges conditioned air back into the space through grilles or short ductwork. FCU Installation Process
Installation starts with a room-by-room load calculation so each unit is sized on sensible and latent load rather than guessed from floor area. We then set out ceiling-void coordination against lighting, sprinklers and structure, install flow and return pipework with isolating and regulating valves, strainers and drain-off points, run condensate to a fall or to a pump where gravity is not available, and terminate power and BMS or thermostat control wiring. The system is filled, pressure tested, chemically flushed and dosed with inhibitor, then each unit is commissioned: airflow measured and balanced, water flow regulated to the design rate, valve actuators stroked, and control strategy proven. You receive a commissioning sheet per unit plus full O&M documentation.
FCU vs Split System
A split system carries refrigerant from an outdoor condenser to each indoor head and is usually the cheaper, faster choice for one to a handful of rooms. An FCU scheme carries water, so it scales far better across large buildings, keeps refrigerant charge (and F-Gas leak-check duty) contained at the plant, and lets a single chiller or heat pump serve an entire floor plate. FCUs also integrate cleanly with a BMS for zoning, night setback and heat recovery. Splits win on small retrofits and standalone rooms; FCUs win on multi-storey offices, hotels and healthcare where central plant, low refrigerant volume and simple future re-planning matter more than initial cost.
