Overview

TM44 is the mandatory energy assessment required under the Energy Performance of Buildings (England and Wales) Regulations 2012 for any air conditioning system with an effective rated output greater than 12 kW. An accredited energy assessor reviews sizing, controls, maintenance and usage, and lodges the report on the national non-domestic register.

Building owners and managers with individual AC systems, or multiple smaller systems combined, exceeding 12 kW cooling output. Common in offices, retail, hotels, hospitality and public buildings.

How often

Every 5 years. A new inspection is also required within 5 years of first commissioning of any new system that pushes the site above 12 kW.
